Over the last 3 days the basement walls have been waterproofed. It looks like we have gotten the black tar with a French drain at the bottom. This was really awesome to see. I had never seen this particular method but it looks really great. There was also a ton of brick there for the brick to grade, along with the sand and some other mixture.
We also met a couple that live on the other side of the neighborhood. They were out walking and saw me taking photos, super nice people!

Up next is probably back filling, brick wrap, plumbing and pouring basement floors!
How exciting! Mind me asking why you guys picked S&K vs Shumaker or other local builders? Did you research a lot?
ReplyDeleteI don't mind at all! We researched 3 different builders:
Delete1) Schultz custom home builders. This was a fully custom home builder, super nice guy and his wife. They were very expensive and you choose everything, from wherever you want. You basically pay a commission to the builder on the amount that you spend.
2) Schumacher says they are full custom but they aren’t compared to the first builder I wrote about above. They have plans you can modify and then a lot of stuff you can upgrade. We loved them at first, but once we found S&K the communication slacked a lot and we couldn’t get much response when they found out the pricing difference.
3) S&K builds in a lot of neighborhoods but they also build custom on your own lot. You can change anything you want and they are so reasonable in costs. We changed one of their floor plans quite a bit and have had no issue with changes. I know a guy who used to do their electrical and he gave me some good reviews.
I looked at the products they used like water lines (PEX water system), and they were all the same. They use poured concrete for the basement walls ect. So as far as quality, they are the same. I also searched building permits and S&K has built a LOT of homes in the upstate.
The price difference between Schumacher and S&K was ALOT, for the same home. I think because S&K builds so many homes they have better deals AND they don't do tons of advertising like Schumacher, so their overhead is way less.
I can tell by that great big pile of dirt your home is going to be HUGE!!! What is the square footage on it? Your framing should be started soon huh?
ReplyDeleteThe first and second level will be 3435 sq ft. We have an unfinished basement that is around 1600 sq ft. I can't get over the look of it right now, I just stood at the back staring at the amount of space for my kitchen and was in shock , b/c it seems like it's so small :) LOL!

ReplyDeleteMan, me either!! It's a little up in the air because we have had SO much rain. However, framing is supposed to start this next week, once they get it under roof I'm assuming around 60 days? We are really hoping to be in before Christmas! *fingers crossed* :)
